Brentwood got tighter as listings fell and pending sales rose
Here is the number that changes things. Nationally, Realtor.com counted 1.16 million active listings in September 2026. Brentwood went the other direction. The Real Estate Data Aggregator counted 158 homes for sale in ZIP 94513, down 20.6% from the same period a year before. Fewer competing homes is a real shift for anyone thinking about listing.
Pending sales tell the same story from the buyer's side. The Real Estate Data Aggregator counted 213 pending sales in Brentwood, up 18.3% from a year before. More buyers are moving. Fewer homes are waiting. That combination puts pressure on both sides of a deal.
What sold, and how fast
The Real Estate Data Aggregator counted 211 homes sold in ZIP 94513 in the three months ending August 31, 2026. That is up 26.3% from the same three months in 2025. Sales volume rose even as the number of listings fell. That gap is the whole story.
The Real Estate Data Aggregator put the median days on market at 30 days. That is 8 days shorter than the same period last year. Homes that are priced right are not sitting.
Speed is not the whole picture. The Real Estate Data Aggregator found that 30.1% of Brentwood homes went under contract within two weeks of listing. That share is up 10.1 points from a year before. Nearly 1 in 3 homes did not last two weeks on the market.
Price: a small dip, but sellers still landing close to list
The Real Estate Data Aggregator put the median sale price in ZIP 94513 at $768,000 for the three months ending August 31, 2026. That is down 2.8% from the same period in 2025. A small dip, worth knowing.
Even so, sellers landed close to their asking price. The Real Estate Data Aggregator put the average sale price at 99.1% of list price, up 0.6 points from a year before. And 25.1% of homes sold above list price, up 5.3 points. That share is about 1 in 4 homes.
Rates are working against buyers right now
CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of the week ending October 7, 2026. Realtor.com reported rates climbed above 7% for the first time since January 2025. That changes the monthly payment math on any home in this price range.
Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Brentwood is not showing that same pattern. New listings here fell 4.7% from a year before, according to the Real Estate Data Aggregator.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. Brentwood's median is down slightly year over year, so local conditions are not identical to the national picture.
- In the three months ending August 31, 2026, Brentwood had fewer homes for sale, more pending sales, faster closings and sellers still landing near asking price.
