Brentwood moved more homes with less inventory
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Brentwood went the other direction. The Real Estate Data Aggregator counted homes for sale in ZIP 94513 down 19.9% from a year before, while homes sold rose 15.7% in the same period. More buyers, fewer homes. That is the short version.
That gap matters. It means buyers were working through inventory faster than sellers were restocking it. New listings in ZIP 94513 were unchanged from a year before, the Real Estate Data Aggregator shows. Supply stayed flat. Demand did not.
What the numbers say, one at a time
The median sale price did dip. The Real Estate Data Aggregator puts it at $775,000, down 2.5% from the same three months in 2025. That is worth knowing if you are pricing a home right now. Prices are not running away. But homes are moving.
The median home in ZIP 94513 went under contract in 27 days, 7 days faster than a year before. Pending sales rose 20%. Those two numbers together say buyers are deciding faster, not slower.
Speed and price: where Brentwood buyers are landing
The Real Estate Data Aggregator shows 32.4% of Brentwood homes went under contract within two weeks of listing. That is up 6.4 points from a year before. Nearly 1 in 3 homes did not last two weeks on the market.
Not every home sold above list. The Real Estate Data Aggregator puts that share at 24.8%, up 1.8 points from a year before. That is roughly 1 in 4 homes. The other 3 in 4 sold at or below list. Price still matters.
The national backdrop
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Brentwood's median sale price moved down 2.5% over the same year. Local and national do not always move together.
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Rates above 7% slow some buyers down. In Brentwood, the Real Estate Data Aggregator still counted 206 homes sold and 222 pending in those three months. Some buyers kept going.
Realtor.com also reported price cuts hit 20.8% of listings nationally in September, the highest since October 2022. That tells you sellers elsewhere are adjusting. Brentwood's 99% sale-to-list ratio, per the Real Estate Data Aggregator, says pricing discipline here is holding, but the national pressure is real.

Less inventory is working in your favor. Fewer competing homes means buyers have fewer choices. But the median price still dipped 2.5%. That tells you buyers are active and also paying attention to price. A home that is priced right is moving in 27 days. One that is not may sit.
