In one tighter part of Stockton, speed is up even though prices dipped a little

Here is the number that matters most if you own in 95210. The Real Estate Data Aggregator counted 44.3% of homes going under contract within two weeks of listing, for the three months ending July 31, 2026. That is up 9.7 points from the same months in 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. These two facts sit on opposite sides of the same story. Parts of Stockton are moving faster even while the national picture softens.

Prices dipped a little. That is worth saying plainly. The Real Estate Data Aggregator put the median sale price in 95210 at $409,000 for the three months ending July 31, 2026. That is down 1.3% from the same period in 2025. Not a collapse, but not a gain either. Sellers who priced carefully still got close to what they asked. The average sale closed at 99.1% of list price.

Speed is up. Supply is down. Not every home moved fast.

The Real Estate Data Aggregator counted 39 homes for sale in 95210 during those three months. That is down 20.4% from a year ago. Fewer choices for buyers usually means more pressure on the homes that are priced right and in good condition. Months of supply fell to 2.3, down 1.3 months from a year before. That is a tight market by any measure.

Still. Median days on market was 31, and that is 8 days longer than the same period in 2025. That tells you not every home flew off the market. The right block and the right condition still make a real difference in 95210. One street can read very differently from another.

95219 shows why ZIP codes matter. The Real Estate Data Aggregator put its median sale price at $505,000, the highest of the group. But median days on market was 42, and only 25.2% of homes went under contract within two weeks. More supply, longer waits. A higher price does not always mean a faster sale.

95206 is worth noting too. The Real Estate Data Aggregator counted a median of just 19 days on market there, the fastest of any ZIP in this group. Yet the median sale price slipped 0.4% to $422,500. Speed and price do not always move together.

The wider picture

Across all seven ZIP codes combined, the Real Estate Data Aggregator counted 497 homes sold in the three months ending July 31, 2026. That is up 8% from the same period in 2025. Pending sales across those same ZIPs rose 16.9% to 603. Demand is there. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local moves in 95210 are running on their own track, not just following the national line.

Mortgage rates are a real factor right now. Realtor.com reported that rates topped 7% for the first time since January 2025. That shapes what buyers can afford, and it shapes how sellers need to price. It is not a reason to panic. It is a reason to be precise.
