Part of Stockton is moving faster than another part
Here is the number that matters most right now.
The Real Estate Data Aggregator counted 518 homes sold across seven Stockton ZIP codes in the three months ending August 31, 2026. That is up 15.4% from the same three months in 2025. More homes are moving. But they are not all moving at the same speed, or for the same price.
CNBC reported that the average 30-year fixed mortgage rate climbed to 7.49% as of October 7, 2026. That is real pressure on buyers. It makes price and days on market even more important to watch, street by street.
How fast homes are selling, by ZIP code
This is where Stockton splits. The Real Estate Data Aggregator shows a 24-day gap between the fastest and slowest ZIP codes. That gap changes what a seller should ask and what a buyer should offer.
95206 moved fastest. The Real Estate Data Aggregator put median days on market there at 19 days, 3 days shorter than a year before. Nearly 44 out of every 100 homes sold above list price. The sale-to-list ratio hit 100.8%, meaning sellers were getting a little more than they asked.
95210 was close behind at 21 median days, 14 days shorter than the same period in 2025. That is a big shift in one year. More than 46% of homes sold above list price there.
95219 was the slowest. The Real Estate Data Aggregator counted 43 median days on market, and that number went up 3 days from a year ago. It is the only ZIP where days on market got longer.
What sold, and for how much
95205 had the lowest median sale price at $319,500. It also dropped 11.3% from a year before. That is a real dip, not a rounding error. Fewer homes sold there too, down 10.5%. But here is the honest part: 43.1% of homes that did sell went above list price. Buyers are competing on the right home even in a softer price environment.
95207 saw the strongest price gain. The Real Estate Data Aggregator showed a median sale price of $405,000, up 8% year over year. Inventory there fell 19.2%, which helps explain the price move.
95219 had the highest median price at $505,000, but it slipped 0.6% from a year ago. Homes are sitting longer and selling a little under list. Sellers there need a sharper price from the start.
The national picture, and why it matters here
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% year over year through July 2026. Several Stockton ZIP codes are running ahead of that. Several are not.
Rates are working against buyers right now. CNBC reported the average 30-year fixed rate reached 7.49% as of October 7, 2026. That is the highest since January 2025. Purchase applications fell 15% from the same week a year ago, also per CNBC.
That rate environment makes list price discipline more important. A home priced wrong sits. A home priced right in 95206 or 95210 is still going fast.
Supply is tighter across most of Stockton
The Real Estate Data Aggregator counted 467 homes for sale across all seven ZIP codes in the three months ending August 31, 2026. That is down 7% from a year before. New listings rose 10.8% to 655 total, but homes are also selling faster in most areas. Supply is not building up the way you might expect.
What this means for you, depending on where you are
You are a seller in 95206 or 95210. Price it right and it moves fast. The data says so.
You are a seller in 95219. Days on market went up, not down. Price it tight from day one, not after two weeks of silence.
You are a buyer in any of these ZIP codes. Rates at 7.49% are real. Run your monthly number before you fall in love with a price.
You are an investor looking at 95210. In my market, 95210 sells street by street. Condition and tenant mix can shift value from one block to the next. Comps need to be pulled by street, not by ZIP.
You are a senior thinking about right-sizing. Supply is tighter than a year ago in most ZIP codes. If you are waiting for more options, that inventory is not building the way it was.
How quickly buyers are deciding
95206 again leads. Nearly 44 out of every 100 homes went under contract within two weeks. That is a decisive buyer pool. 95215 sits at the other end at 23.4%, though that number improved by 11.9 points from a year ago.
